Zoe Smith talks about Agricultural Law in the current economic climate

Our commercial department have a wealth of knowledge in agricultural and farming matters with several members of their agricultural team have a farming background who therefore understand “first hand” the problems that face the farming community.

Zoe Smith, Solicitor in the Agricultural Department added “The current economic climate is bumpy to say the least and just one reason why the farming community are finding more varied ways to diversify and maximise the use and value of their land. With the current need for housing and huge targets set by the government for new builds, many farmers are now maximising the value in their land by selling to housing developers. Shropshire is a desirable county and this can be clearly seen by the amount of development happening across the county. 

On the opposite side of the scale, we are also seeing numerous Section 106 -Agreements for agricultural dwellings with the Local Authority. This allows the building of affordable housing on farmland but with the restriction placed upon the property that is for an agricultural worker only. This option means that the issues of succession for family farms can be addressed and dealt with in a way that means that generations of family who work the land can live on the farm without the retiring or older generation moving out of the family home.
